ROOFING SYSTEM COMPONENTS

The roofing system refers to every component working together to protect a structure. A complete roofing system typically includes:

Each layer plays an important role in managing water, controlling airflow, and protecting the building.


  • Roof Deck (Roof Decking): The roof deck is the structural foundation of your roofing system. It is attached to the roof framing and provides a solid surface for installing underlayment and roofing materials. 
  • Underlayment: Underlayment is a protective layer installed between the roof deck and the finished roofing material. It serves as a secondary water barrier if wind-driven rain or damaged shingles allow moisture to penetrate the outer roof covering.
  • Ice & Water Shield: Ice and water shield is a waterproof, self-adhering membrane installed in the areas most vulnerable to leaks. Unlike traditional underlayment, it seals tightly around roofing nails to help prevent water infiltration.
  • Roofing Material (Roof Covering): The roof covering is the outermost layer that protects your building from the elements. 

ROOF STRUCTURE & ANATOMY


While every roof design is unique, most residential and many commercial buildings share the same fundamental structural components.

  • Ridge: The ridge is the highest horizontal line where two roof planes meet. It runs along the peak of the roof and is often covered with specially designed ridge cap shingles or metal ridge caps. 
  • Ridge Cap: Ridge caps are specialized roofing materials installed over the ridge to seal and protect the peak of the roof. They are designed to withstand higher wind exposure than standard roofing materials while providing a finished appearance.
  • Eaves: The eaves are the lower edges of the roof that extend beyond the exterior walls of a building. This overhang helps direct rainwater away from the siding and foundation.
  • Fascia: The fascia is the vertical finishing board attached to the ends of the roof rafters along the eaves. It provides a clean, finished appearance while supporting gutters and helping protect the roof structure from weather. 
  • Soffit: The soffit is the underside of the roof overhang located beneath the eaves. Many soffits include ventilation openings that allow fresh air to enter the attic or roof assembly. 
  • Rake: The rake is the sloped edge of a gable roof that extends from the eaves to the ridge. Unlike the eaves, which are horizontal, the rake follows the roof's incline.
  • Gable: A gable is the triangular section of wall formed where two sloping roof planes meet. 
  • Hip: A hip is the external angle created where two sloping roof planes intersect. Unlike a gable roof, a hip roof slopes downward on all four sides of the building. 
  • Valley: A valley is the internal angle where two roof planes meet, creating a natural channel for rainwater and melting snow to flow toward the gutters. 
  • Dormer: A dormer is a roofed structure that projects from the main roof, usually containing a window. Dormers increase usable interior space, improve natural lighting, and add architectural interest. 
  • Roof Cricket: A roof cricket, also called a saddle, is a small peaked structure installed behind chimneys, skylights, or other large roof penetrations. Its purpose is to divert water around these obstacles and prevent pooling. 
  • Parapet Wall: A parapet is a low wall that extends above the edge of a roof. Parapets conceal rooftop equipment, improve safety, and help manage drainage systems. 
  • Rafters: Rafters are sloped structural beams that support the roof deck and transfer the roof's weight to the building's exterior walls. 
  • Trusses: Roof trusses are prefabricated structural frameworks designed to support the roof while distributing weight evenly across the building. 
  • Roof Deck Opening (Penetration): A roof penetration is any opening that passes through the roof surface. Common penetrations include plumbing vents, HVAC equipment, exhaust fans, skylights, solar mounting systems, and chimneys.

FLASHING & WATERPROOFING

A roof's primary job is to keep water out, but shingles, metal panels, or roofing membranes can't do it alone. Every roof has joints, edges, and penetrations that require additional protection. That's where flashing and waterproofing components come in.

  • Flashing: Flashing is a thin piece of metal or other waterproof material installed to direct water away from vulnerable areas of the roof. Common flashing materials include galvanized steel, aluminum, copper, and stainless steel. 
  • Step Flashing: Step flashing consists of small, individual pieces of metal installed where a sloped roof meets a vertical wall. Each piece overlaps the shingle below it, creating a layered, watertight barrier that sheds water down the roof. 
  • Counter Flashing: Counter flashing is installed over step flashing, usually within a chimney's mortar joints or attached to a wall. It covers the upper edge of the step flashing, preventing water from getting behind it. The two flashing components work together to create a durable, long-lasting waterproof seal.
  • Apron Flashing: Apron flashing is installed at the front, or downslope side, of roof penetrations such as chimneys, skylights, or walls. Its wide shape directs water around the obstruction and back onto the roof surface.
  • Valley Flashing: Valley flashing is installed in roof valleys where two roof planes meet. Since valleys collect and channel large amounts of rainwater, they're especially vulnerable to wear and leaks. 
  • Kickout Flashing: Kickout flashing is installed where a roof edge meets a vertical wall. It diverts rainwater into the gutter instead of allowing it to run down the wall. 
  • Chimney Flashing: Chimney flashing is a combination of several flashing components that work together to seal the area where the chimney passes through the roof. 
  • Skylight Flashing:
  • Skylight flashing is designed specifically to seal the area around skylights and roof windows. Many manufacturers provide integrated flashing kits engineered for their products. 
  • Drip Edge: A drip edge is an L-shaped strip of metal installed along the roof's edges. It directs water away from the fascia and roof deck while helping prevent wind-driven rain from reaching the underlying materials. 
  • Pipe Boot (Vent Boot): A pipe boot is a flexible flashing assembly installed around plumbing vent pipes that extend through the roof. Most include a rubber or silicone collar attached to a metal base that seals tightly around the pipe. 
  • Waterproofing Membrane: Waterproofing membranes are specialized materials used to prevent water infiltration beneath the roof covering. Depending on the roofing system, these membranes may be self-adhered, mechanically fastened, or heat-welded. 
  • Sealant: Roofing sealants are flexible materials used to help seal joints, fasteners, flashing details, and certain penetrations. Common sealants include polyurethane, silicone, and butyl-based products. Sealants should supplement proper flashing.

RESIDENTIAL ROOF VENTILATION


Proper roof ventilation allows fresh air to enter the attic or roof assembly while warm, moist air escapes through exhaust vents. Without adequate ventilation, heat and humidity can build up beneath the roof, leading to higher energy bills, mold growth, wood rot, ice dams in colder climates, and a shorter roof lifespan.


A well-designed ventilation system works year-round to improve your roof's performance, whether you own a home or manage a commercial property.


  • Intake Ventilation: Intake ventilation allows cooler outside air to enter the attic or roof assembly. 
  • Exhaust Ventilation: Exhaust ventilation allows warm, humid air to escape from the highest point of the roof. 
  • Balanced Ventilation: Balanced ventilation refers to having the appropriate amount of intake ventilation working together with the appropriate amount of exhaust ventilation. 
  • Ridge Vent: A ridge vent is a continuous vent installed along the peak of the roof. It allows warm air to escape evenly across the entire roof while remaining protected from rain and pests. 
  • Soffit Vent: Soffit vents are installed beneath the roof's overhang and serve as the primary source of intake ventilation. They allow cooler outdoor air to enter the attic, replacing the warm air that exits through ridge or other exhaust vents. 
  • Box Vent: Also known as a roof louver, a box vent is a stationary exhaust vent installed near the ridge. Unlike ridge vents, box vents provide ventilation only in the specific area where they're installed, so multiple units are often needed to adequately ventilate an attic.
  • Turbine Vent: A turbine vent uses wind power to rotate a turbine-shaped head, helping draw warm air out of the attic. 
  • Power Vent: Power vents use an electric motor or solar-powered fan to actively remove hot air from the attic. Some models include thermostats or humidity sensors that automatically activate the fan when temperatures or moisture levels rise. 
  • Gable Vent: Gable vents are installed near the peak of a home's exterior gable walls. They allow air to enter or exit the attic through the sides of the structure rather than through the roof itself. 
  • Attic Ventilation: Attic ventilation is the complete system that moves air through the attic space using intake and exhaust vents. 

COMMERCIAL ROOF VENTILATION


While residential roofs often use attic ventilation, commercial buildings are designed differently. Commercial ventilation systems may include:

  • Three-Tab Shingles: Three-tab shingles are the traditional flat-style asphalt shingle. Each shingle features evenly spaced cutouts that create the appearance of three separate tabs. 
  • Architectural Shingles: Also called dimensional shingles or laminated shingles, architectural shingles feature multiple layers that create greater thickness and a more textured appearance. They're now the most commonly installed asphalt roofing product for new residential roofs.
  • Luxury Shingles: Luxury shingles are premium asphalt shingles designed to replicate the appearance of slate or cedar shake roofing. They provide an upscale appearance without the weight and maintenance associated with natural materials.
  • Metal Roofing: Metal roofing has become increasingly popular for both residential and commercial applications due to its exceptional durability, energy efficiency, and long lifespan. 
  • Standing Seam Metal Roofing: Standing seam roofing features concealed fasteners and raised vertical seams that lock together to create a sleek, modern appearance. 
  • Cedar Shake Roofing: Cedar shake roofs are made from natural wood split into thick, textured pieces. They provide a distinctive rustic appearance and naturally insulate against temperature changes.
  • Clay Tile Roofing: Clay tile roofing has been used for centuries and is especially popular in warm climates. The curved or flat tiles provide exceptional durability while offering a timeless architectural appearance.
  • Concrete Tile Roofing: Concrete tiles provide many of the same visual benefits as clay tile while offering additional design flexibility. 
  • Slate Roofing: Natural slate is one of the longest-lasting roofing materials available. Each slate tile is cut from natural stone, creating a roof known for its elegance and exceptional longevity.

COMMERCIAL ROOFING MATERIALS

Commercial roofs are often low-slope or flat, requiring specialized roofing systems designed to provide continuous waterproof protection across large surface areas.


  • TPO (Thermoplastic Polyolefin): TPO is one of today's most popular commercial roofing membranes. The single-ply membrane is heat-welded at the seams, creating strong, watertight connections.
  • PVC (Polyvinyl Chloride): PVC roofing is another single-ply membrane known for outstanding chemical resistance and long-term durability. 
  • EPDM (Ethylene Propylene Diene Monomer): EPDM is a synthetic rubber roofing membrane commonly installed on commercial low-slope roofs. 
  • Modified Bitumen: Modified bitumen is an asphalt-based roofing system reinforced with fiberglass or polyester. It may be installed using heat welding, cold adhesives, self-adhered sheets, or torch-applied methods.
  • Built-Up Roofing (BUR): Built-Up Roofing, commonly called BUR or "tar and gravel," consists of multiple layers of asphalt and reinforcing fabrics topped with gravel or mineral surfacing. 

ROOF DAMAGE & INSPECTIONS


Even the best roofing system will experience wear over time. Sun exposure, severe weather, aging materials, improper installation, and lack of maintenance can all contribute to roof damage.

  • Roof Leak: A roof leak occurs when water penetrates the roofing system and enters the building. Leaks commonly originate around flashing, roof penetrations, valleys, chimneys, skylights, or damaged roofing materials.
  • Missing Shingles: High winds, aging adhesive strips, improper installation, or severe storms can cause shingles to loosen or blow completely off the roof. Missing shingles expose the underlayment and roof deck to direct weather, increasing the risk of leaks.
  • Lifted or Loose Shingles: Lifted shingles are still attached to the roof but no longer lie flat. Wind can catch beneath these shingles, making them more susceptible to tearing away during future storms. 
  • Curling Shingles: Curling occurs when the edges or corners of asphalt shingles begin to bend upward or downward. Curling shingles are often nearing the end of their service life.
  • Buckling Shingles: Buckling appears as visible waves or ripples across the roof surface. Unlike curling, buckling often affects larger sections of the roof.
  • Granule Loss: The ceramic granules on asphalt shingles protect the underlying asphalt from ultraviolet (UV) rays and weather exposure. Some granule loss is normal as a roof ages, but excessive granule loss may indicate storm damage or advanced deterioration. 
  • Cracked Shingles: Cracks may develop from age, hail impacts, temperature fluctuations, or repeated expansion and contraction. 
  • Rot: Wood rot develops when moisture remains trapped within the roof structure for extended periods.
  • Blistering: Blisters are raised bubbles that develop on the surface of roofing materials. They may form due to trapped moisture, manufacturing defects, or prolonged exposure to extreme heat.
  • Nail Pops: A nail pop occurs when roofing nails gradually work their way upward through the roofing material. Raised nails can eventually puncture shingles and create leak points.
  • Soft Spots: Soft spots are areas where the roof deck feels spongy or unstable when walked on. They're usually caused by prolonged moisture exposure that weakens the underlying wood.
  • Mold & Mildew: Persistent moisture inside an attic or roof assembly can create conditions that encourage mold and mildew growth. This often results from roof leaks, poor ventilation, or condensation.
  • Moss & Algae: Dark streaks or green growth on roofs are often caused by algae or moss. While algae primarily affect appearance, moss retains moisture against the roofing material and can gradually lift shingles.
  • Hail Damage: Hail can bruise, crack, or puncture roofing materials depending on the size of the hailstones and the roofing system.
  • Wind Damage: Strong winds can lift roofing materials, loosen flashing, damage ridge caps, or remove shingles entirely. 
  • Water Intrusion: Water intrusion refers to moisture entering the roofing system, whether or not it has reached the building's interior. 

ROOF MEASUREMENTS & ESTIMATES

Unlike flooring or paint, roofing materials aren't calculated using your home's interior square footage. Roofs have slopes, valleys, dormers, overhangs, and other architectural features that require additional materials and labor.


  • Roofing Square: A roofing square is the standard unit of measurement used throughout the roofing industry. One roofing square equals 100 square feet of roof surface. Roofing contractors calculate materials, labor, and many manufacturer specifications using roofing squares rather than the building's interior square footage.
  • Linear Feet: Some roofing components are measured in linear feet rather than roofing squares. Roofing estimates often include both square measurements and linear footage because different materials are purchased differently.
  • Roof Area: Roof area refers to the total surface area of the roof, including all slopes, overhangs, hips, valleys, dormers, and other architectural features. Because roofs are angled rather than flat, the roof area is almost always larger than the home's footprint.
  • Roof Pitch: Roof pitch describes how steep a roof is. It's expressed as the number of inches the roof rises vertically for every 12 inches of horizontal distance. 
  • Roof Slope: Roof slope is the mathematical measurement of a roof's angle. 
  • Run: Run refers to the horizontal distance used when measuring roof pitch. Pitch compares rise to run.
  • Rise: Rise is the vertical distance a roof increases over a given horizontal distance. For example, a 6:12 roof rises 6 inches for every 12 inches of horizontal run.
  • Waste Factor: Waste factor refers to the additional roofing materials required to account for cutting, trimming, fitting, and unavoidable material loss during installation.
  • Tear-Off: A tear-off is the complete removal of existing roofing materials before installing a new roof. 
  • Roof Complexity: Roof complexity refers to the number of architectural features that increase installation difficulty. A simple rectangular roof is much easier and faster to replace than one with numerous intersecting roof planes.
  • Roof Access: Roof access describes how easily contractors can safely reach and work on a roof.
  • Material Takeoff: A material takeoff is the detailed calculation of every material needed to complete a roofing project. 
  • Scope of Work: The scope of work outlines exactly what is included in a roofing project. 
  • Roofing Estimate: A roofing estimate is a written proposal describing the work recommended by the contractor.

ROOFING INSURANCE & WARRANTY


If a storm has damaged your roof or it’s reached the end of its service life, you'll likely encounter insurance and warranty terminology that's unfamiliar. While every insurance policy and manufacturer warranty is different, the following definitions explain some of the most common terms you'll see during a roofing project.


  • Actual Cash Value (ACV): Actual Cash Value (ACV) is the estimated value of your roof at the time of the loss after accounting for depreciation due to age, wear, and condition.
  • Replacement Cost Value (RCV): Replacement Cost Value (RCV) is the estimated cost to replace the damaged roof with materials of similar kind and quality, without subtracting depreciation.
  • Depreciation: Depreciation is the reduction in value assigned to a roof based on factors such as age, expected lifespan, wear, and condition.
  • Deductible: A deductible is the amount the policyholder is responsible for paying before insurance coverage applies.
  • Insurance Adjuster: An insurance adjuster is the individual responsible for evaluating reported property damage on behalf of the insurance company. The adjuster typically inspects the property, documents visible damage, reviews policy coverage, and prepares an estimate based on the findings.
  • Claim: A claim is the formal request submitted to an insurance company asking for coverage after covered property damage occurs.
  • Scope of Loss: The scope of loss is the insurance company's description of the covered damage and the repairs or replacement included within the claim.
  • Supplement: A supplement is a request for additional claim funds when hidden damage or necessary work is discovered after the original insurance estimate was prepared.
  • Code Upgrade (Ordinance or Law Coverage): Some insurance policies include coverage for additional costs required to bring damaged portions of a building into compliance with current building codes.
  • Storm Damage: Storm damage refers to roof damage caused by weather-related events such as hail, wind, tornadoes, hurricanes, falling tree limbs, or severe thunderstorms. 
  • Manufacturer Warranty: A manufacturer warranty covers certain defects in the roofing materials themselves.
  • Workmanship Warranty: A workmanship warranty is provided by the roofing contractor and covers installation-related issues.
  • System Warranty: Some manufacturers offer system warranties when approved roofing components are installed together according to their specifications. These warranties often require installation by qualified or certified contractors.
  • Limited Lifetime Warranty: Despite the name, coverage typically includes specific conditions, exclusions, transfer limitations, and varying levels of protection over time.
  • Transferable Warranty: Some manufacturer and contractor warranties may be transferred to a future property owner. Not every warranty is transferable.
  • Warranty Registration: Some manufacturers require registration to activate enhanced coverage. Registration requirements vary by manufacturer and roofing system.
  • Warranty Exclusions: Most warranties identify situations not covered. Common exclusions may include: storm damage, unauthorized repairs, and improper maintenance.
